Continuum were appointed by Trivselhus UK to provide development management advice regarding the delivery of a new high quality, sustainable residential development, designed by jtp Architects. The scheme is located in Newport, Essex.
Trivselhus UK are a Swedish residential developer who have been building homes in the UK for 25 years. Their intention is to bring a sustainable approach to Frambury Fields, whilst ensuring the development of a collection of 89 sustainable homes provides a natural extension to the village of Newport. All the sustainable, energy efficient homes will incorporate Trivselhus UK’s timber panelised system.
Services Provided
Continuum has been involved in the project from inception, working closely with Trivselhus during negotiations with the landowner regarding the purchase of the site. Pre-construction services have included development advice in relation to the compilation of a preferred masterplan for the site, commercial advice relating to RIBA stages 2 and 3, progressing discussions with stakeholders, and assistance in submitting the planning application for the site.
Continuum prepared a Financial Viability Assessment (FVA) submitted in support of the planning application at Frambury Fields. The FVA established the affordable housing quantum and S106 contributions that were viably deliverable at the site. The FVA will help to ensure the sustainable development of the site.
Continuum's involvement assisted the purchase of the site by Trivselhus in 2019.
Outputs
The planning application for the site was submitted in September 2020. The decision to grant was given by Uttlesford District Council in October 2021. It is anticipated that Section 106 agreement will be completed by early 2022 and it is planned that works will commence on site in Q3 2022.
