Continuum was appointed by Tameside MBC to lead the professional team appointed to deliver the Godley Green Garden Village Scheme. The scheme is one of the largest and most ambitious programmes of development and regeneration within the North West and City region. Godley Green will provide transformational change to the Tameside housing market through delivery of up to 2,350 new quality homes.

The vision for Godley Green Garden Village is to create a nationally recognised vibrant and sustainable new community based on Garden Village principles. These principles are being proposed by Government as a policy initiative designed to promote well planned areas of significant residential growth.

Services Provided

Continuum have been involved since the initial stages of the project and have provided a critical role in driving the project forward. Continuum have led the project team through successful funding bids and the submission of an outline planning application for the whole site. Our detailed understanding of development has led the council to take a strategic approach to placemaking at Godley Green and with our support and commercial advice, they are now seeking an active role in the project delivery over the next 15 years.

We have been providing a range of services including development management, viability, bid support, project and programme management and commercial advice throughout the different stages of the project. Continuum have also acted as Project Director for the scheme on behalf of the Council.  

Outputs

The outputs of the site constraints and opportunities analysis were used to compile and submit a Housing Infrastructure Fund bid which was successful in securing £10,000,000 for the scheme enabling and infrastructure requirements. Since the signing of the contract, Continuum successfully negotiated, on behalf of the Council, beneficial variations to the contract with Homes England.

The Godley Green planning application was submitted in mid-2021 with an aim of securing planning permission in Q4 2022. The grant funded infrastructure delivery will be commencing immediately once the necessary permissions are granted.

We are currently working with the Council to ensure the progression of the project through the next stages of the development process. This includes the production of a detailed report advising the Council on the options for the comprehensive delivery of the site and how they can retain an active role in the process.
